Developer Proposes 44-Unit Building with Artist Spaces on Plympton Street

A South Boston developer has filed plans to replace two aging buildings at 52 Plympton Street in the South End with a seven-story residential building containing 44 condominiums and dedicated artist spaces.

Joshua Brandt submitted the proposal to the Boston Planning Department last week calling for demolition of a three-story warehouse built in 1895 and an adjacent garage from the 1920s on the roughly 3,000-square-foot lot off Albany Street.

The new building would include eight artist live/work units on the first floor, along with a gallery and workshop space. These one-bedroom artist units would be sold as affordable housing to buyers earning 80 to 100 percent of the Boston area median income. The remaining 36 units would range from studios to three-bedroom condos sold at market rates.

Plans include 19 parking spaces in an underground garage equipped with systems to allow rainwater to recharge groundwater and protect against potential flooding from the nearby Fort Point Channel area.

Brandt must obtain permission from the South End Landmark District Commission to demolish the existing structures. According to the filing, architects determined that restoring the current buildings would be too expensive and difficult due to modern building and seismic code requirements.

The developer stated the new construction would be "a thoughtfully designed building that will enhance the character of the district."
